Key Land Features
Description
Check out this awesome property with two mobile homes for hunting, camping, and/or income potential. Large, heavily wooded parcel, with multiple benches and a moderate grade to the top of the property, provides excellent whitetail and wild turkey hunting, with heavy deer signs noted throughout the property. Located at the end of a long driveway, the property is private though located on the outskirts of town, so close to amenities. Both mobile homes have electricity on their own meters, and their own septic, while both are served by one well. The first mobile home is a 3-bedroom, one bath with a large front kitchen and additional front enclosed porch addition providing additional room and storage space. The second mobile home also has an additional enclosed front porch, three bedrooms, and two full baths - one with a tub and the other with a shower. Both homes come with a range, refrigerator, and propane furnaces. There are several additional sheds for additional storage. There are several open areas that could be used for food plots. ATV or hiking trails run up through the woods, with multiple benches along the moderate grade to the top, where it basically levels out. A shallow ravine with a nice stream cuts through the property west to east, adding diversity to the habitat and funneling deer travel. Last year's buck scrapes were noted in several places (see photos). There is also a nice pond in the middle of the property. It has been many years since this property has had a timber harvest, and there is significant harvestable timber ready now, including maple, ash, cherry, as well as oak, beech, and hemlock. A timber harvest on this property will create more browse for the deer, cover for small game, and in future years enhance the hunting. There is also a lot of additional future timber as well. The Chenango River is located very nearby for the fishing enthusiast and is renowned for brown trout, smallmouth bass, northern pick, muskellunge, walleye, and yellow perch, among other species. With an additional 966.94 acres, Bowman Lake State Park is only 9 miles away and provides additional hunting, fishing, boating, a public beach, camping, and hiking. Lyon Brook State Park, just 5 miles south, has 528 acres with hunting, hiking, biking, snowmobiling, and horseback riding for additional outdoor recreation opportunities. Though very secluded in its location, all necessary amenities are very close in Norwich, literally just off the property. Binghamton is 38 miles, Oneonta 33 miles, Utica 51 miles and NYC/George Washington Bridge is only 3 hours away.
