Key Land Features
Description
The "Gyp Hills" area of Barber County surrounding the Medicine Lodge and Sun City communities has maintained the reputation of being known for world-class Whitetail deer. A unique mix of minerals in the soils and genetics have long been predicted attributes to the quality of antler size in these hills, but the other key factor is just the age of the animals. Bucks can roam out in these hills for years, and with light-pressured, large ranches poke-a-dotted all over the several county region, the age structure has always seemed to maintain a consistent level. The 578 acres has more than a handful of nooks and crannies with deep cedar-filled ravines, large hilltop tillable fields, with blinds and feeders in place. There are 15.59 acres of newly recently planted alfalfa and an additional 103 acres currently planted to soybeans for the ultimate attractant. The property is adjoining the Sun City Road, and just to the west of that is Turkey Creek, which has long been a popular area for quality deer and turkey hunting every fall, with the town of Sun City just to the south. These hills are also home to several elk and lots of quail, with tall grass and plum thickets being prime habitat for all types of wildlife. There is power and blacktop frontage along Sun City Road on the western boundary that would allow for easy build sites for a small cabin or home that would certainly allow for outstanding views of the surrounding hills and overlooking the creek bottoms to the west. Although this is somewhat of an established hunting property, it is also a blank canvas, and there are many options to hunt several people at one time for a small group.
